HomeHubAI values a home from recent comparable sales, not a black-box appraisal. A free account is required to generate an estimate.

  2. 2. We gather comparable sales

    The estimate starts from recent nearby sold homes and drops distressed transactions — foreclosures, REO, and short sales — so it reflects arm's-length market sales.

  3. 3. Sales are adjusted to your home

    Each remaining sale is adjusted for time (local appreciation), seasonality, flood-zone risk, school quality, and how similar the property is in size and type.

  4. 4. You get an estimate and a range

    The result is a point estimate, a low-to-high range, and a confidence score derived from those sales. It is not an asking price.

How is this different from a Zestimate?
Zillow's Zestimate is an automated estimate that shows you a number. HomeHubAI's estimate is also automated, but the report shows its work: the comparable sales it used, the value range and confidence behind the number, which distressed sales were dropped, and how flood zone and school quality were adjusted for. You can also refine it with what you know about your home. Like any automated estimate, it is not an appraisal or an asking price.
